Where Bellevila comes from

Bellevila started as one owner's own problem, after twenty years of letting.

We did not arrive here from software. We arrived from having an apartment to fill, answering messages at eleven at night, and watching every booking pass through a platform that kept its cut. Bellevila is the tool we wish someone had already built.

The origin: twenty summers of letting

The person behind Bellevila has been letting since 2005. Twenty years of that brings most of what a landlord gets: seasons that fill themselves and seasons where August arrives with gaps, rules that change, guests landing at two in the morning, and portals that rewrite their own terms whenever it suits them. You do not learn that from a manual.

The other half comes from building websites, and building them thinking about how a search engine reads them. Put those two together and you have the reason Bellevila exists: we know what a holiday let needs in order to sell, and we know why almost nobody ever finds the average holiday let website.

Commission does not hurt until you add it up

One booking with a percentage on top looks like nothing. The problem shows up in December, when you total the year. On a property with real occupancy, what the platform takes goes past ten thousand euros a year. That money buys nothing you could not have on your own. It rents you visibility, and the rent stops working the day you stop paying it.

Something else bothers us more than the money, and it matters more when you live in another country. The guest is not yours. Their email is not yours, the booking they made last summer is not yours, and if your listing drops three places tomorrow there is nobody to ask why. With your own domain, your own name and your own site, the conversation is between you and the guest.

The first site was ours, not a customer site

Bellevila was not tested on a business belonging to somebody else. It was tested on our own apartment in Lloret de Mar, which is where we could afford to get it wrong without anyone else paying for it.

Guest enquiries started arriving in under three months. Several of them were for the following season, with the property already full. That is precisely the kind of request a portal never shows you, because it has no interest in you receiving it.

How we work

We are tiresome about detail, and it is fair to know that in advance. If a price is not confirmed by two sources that agree, it does not get published. If a figure does not exist, the block that needed it disappears rather than being filled with something roughly right. We would rather have a site that says less and gets it right.

So you will not read promises about rankings or bookings here. What we commit to is duller and far easier to check: your site exists, it is properly built, it keeps itself up to date, and whatever comes through it comes through without commission.

These figures come from our own website, the one Bellevila grew out of, and not from a customer site. We say it plainly so there is no room for doubt. The curve was still rising when they were taken. We cannot guarantee the same will happen to your property: it depends on your area, on who you compete with, and on what you do with the site once you have it.
