Assumptions: savings are calculated only on the direct bookings you enter, valued at the OTA commission. Booking.com standard commission in Spain is 14 to 16 %, but with the Preferred Partner or Genius visibility programs it goes above 17 %: the 18 % preset reflects that realistic case and is editable. It does not include VAT or the payment-processing surcharge. The website cost is the entry plan monthly fee times 12 months, without the setup fee. Indicative figures, not an income promise.

Frequently asked questions
I live in the UK. Can I create the website without travelling to Spain?
Yes. Everything happens online, starting from the address of your Booking listing: we take its photos, amenities, description and reviews, and the website is published. There is nothing to install and nobody needs to be on site.
Do I have to close my Booking listing?
No, and it is not advisable. The two work together: your calendar syncs both ways over iCal, which prevents double bookings. What changes is that bookings coming through your own website carry no platform commission.
Which languages is my website published in?
Up to 10 depending on your plan, Spanish and English included. Guests arrive in their own language and the matching tags are emitted for search engines.
Do you handle guest check-in or the keys?
No. Bellevila builds and hosts your direct booking website; we provide no service on the ground, no concierge and no key handover. We would rather say so before you pay.
What about the tourist licence number?
It is shown on your website. In Spain the register that applies is the one of the autonomous community where your property is: there is no longer a single national register. The single register created by Royal Decree 1312/2024 was annulled by three judgments of the Third Chamber of the Supreme Court, published in the Spanish Official State Gazette: 19 May 2026 (BOE-A-2026-12300), 21 May 2026 (BOE-A-2026-13893, with a corrective order of 11 June 2026) and 1 June 2026 (BOE-A-2026-15677). The regional registers and the Digital Single Window remain in force. We display the number you already have.
What exactly changed for form 210?
Order HAC/623/2026 of 12 June, published in the BOE of 23 June 2026 (BOE-A-2026-13573), with a correction published in the BOE of 4 July 2026 (BOE-A-2026-14499), moves the filing of rental income to the first twenty days of April of the year following the accrual. For form 210 these rules apply to returns filed from 1 January 2027. We do not file for you: this is here because it concerns you, not because we sell a tax service.
How long is the free trial?
