Bellevila or Lodgify: which one suits what you actually run
Lodgify is the reference competitor in this sector and there is no point pretending otherwise. So no adjectives here: two pricing pages read on the same day, 28 of their customers websites measured one by one, and a verdict that starts in the first line instead of hiding at the end.

The verdict, in two sentences
Bellevila is for the owner who wants a website of their own, on their own domain, that shows up on Google when somebody searches for a place to stay in their area, and that does not create work. Lodgify is for the owner whose real problem is running the operation: a channel manager wired directly into the portals, one inbox for every message, team task coordination and somebody who sets it all up.
Notice that the dividing line is not size, because both of us serve anything from one property to twenty and beyond. It is what you are buying: they sell a management panel that also lets you build yourself a website, we sell the website already built, with your area inside it and kept up to date. I have twenty years in this business and I have paid those commissions out of my own pocket, so I will also tell you where they beat us. But first, where we beat them.
What you get with Bellevila
Starting with what actually decides it, which is not the price. Your website shows up on Google when somebody searches for accommodation in your area, and that means guests no portal would ever have sent you. Do not take it on faith: here is what has already happened to us.
Our own website, the one for the flat in Lloret de Mar this whole thing started with, gathered 157,000 impressions and 2,100 clicks on Google between 25 May and 23 August 2026, three months exactly, at an average position of 8.6 and without a single euro of advertising. Those are Google Search Console figures, checked on 26 August 2026. It is ours, not a customer site, and we say so plainly so there is no doubt.
And one website in our estate, on its own domain registered on 8 August 2026, had 59 of its pages in the Google index by 31 August and had gathered 163 impressions and 3 clicks in its first three weeks. Three clicks. I am putting the number in front of you precisely because it is small: nothing has happened yet in three weeks, and anybody showing you more than that in three weeks is showing you paid advertising. We also cannot promise you the same: it depends on your area, on who you are up against, and on what you do with the website once you have it.
Underneath that, the rest:
- Your website built from your listing, in about three minutes, without you assembling anything. You paste the link to your Booking or Airbnb listing and the site comes out with your photos, your description, your map and your calendar.
- Your domain and your brand. The address is yours, the name is your property name, and the guest who comes back looks for you, not for a platform.
- The articles about your area come with the website and are kept up to date without you opening anything.
- A phone number on every plan, +34 666 051 193, Monday to Saturday, 9:00 to 18:00 Madrid time. You do not have to upgrade to talk to a person.
- Zero commission per booking on every plan. What comes in through your website comes in whole.
- The activities in your area, which from the Pro plan onwards can earn you an affiliate commission. It is a small extra income with the arithmetic shown below, not a promise.
How many properties fit, which is the question that always comes
Answered with the price list in front of me, because a lot of nonsense gets said here, starting with the idea that this is only for someone with one house. It is not.
- Premium, 49 euros a month: up to 4 properties, Spanish and English, the full catalogue of 6 templates and 20 palettes, off-the-shelf design.
- Pro, 69 euros a month: up to 12 properties, rooms or spaces, three extra languages of your choice, and card payments taken directly on your website through Stripe.
- Max, 99 euros a month with a 1,299 setup fee: up to 20 properties, up to 10 languages, and the only plan designed in detail for you. Above 20, we talk.
So the fee does not rise per property up to each plan ceiling: four flats in Premium cost the same as one. And the design climbs with the plan like everything else: in Premium and Pro you choose from 6 templates and 20 palettes, and Max is the bespoke plan, drawn for you and built by us.
Lodgify runs on a different logic, and they explain it on their own page: the number of properties is a selector, and their FAQ says prices vary according to that number and the features included. They also say they serve everyone from a single property owner to managers running more than thirty.
Seven things you get with Bellevila that their site does not advertise
Each one with its source, because none of them is worth anything if you cannot check it yourself in ten minutes.
- The articles about your area come with the website. Neither their features page nor the eight sections of their plan comparison list any blog or article publishing feature, and of the 28 customer websites we measured, exactly one publishes its own articles.
- The website comes out built from your listing, in about three minutes. Their own site describes the other route: pick a template, add your property information, switch on payments and publish, with most owners live in under an hour.
- The fee does not rise per property up to your plan ceiling: four flats on Premium cost the same as one. Their pricing page has a property counter and their FAQ says the price varies with it.
- Bespoke design is a plan, not a separate quote: Max is designed in detail and we draw it. Their site says the website builder works with ready-made templates and that, if you want to go further, you can add your own code.
- You know what you pay: a final amount in euros with the tax already inside, the same total whichever country you buy from. Their FAQ says the listed prices do not include taxes and that the final amount depends on the exchange rate at the time of payment.
- A phone number on every plan. On their table, support is by email on Starter and by phone from Professional upwards.
- Up to 10 languages with the translation done for you, two on Premium and five on Pro. Across the 28 sites of theirs we measured, the median is 2 languages and the highest is 5.
All of the above can be read on both websites and in the table of customer sites we built on 31 August 2026. If any of the seven stops being true by the time you read this, write to us and we will correct it.
Where Lodgify fits
And now what they have and we do not, which has to be said or none of the above is worth anything. Three things, all three published on their site, and all three about running the operation rather than about the website.
- Direct connection to the portals. Their pricing page publishes a direct channel manager connection with Airbnb, Booking.com and Vrbo, and iCal compatibility for other sites. We sync by iCal, which is simpler and updates less often. They beat us there and there is no argument.
- Team coordination and one inbox. They publish a centralised inbox for messages from every channel, and task management that assigns cleaning and maintenance by itself when a guest checks out. Their Ultimate plan also includes a free Turno subscription. If you run a cleaning team and answer messages from four platforms, that solves work we do not solve.
- An expert who sets it up for you. Their page includes a personalised setup session on Starter and above, and phone support from Professional. At Bellevila the phone is on every plan, but the session with an expert does not exist because there is nothing to set up: the website is built from your listing.

What Lodgify costs and what Bellevila costs
There is a comparison trap here that catches everybody, so let me disarm it before quoting a single figure: Lodgify publishes its prices before tax, and their own page says so. Bellevila publishes the final amount with the tax already inside. Comparing the two numbers as they stand compares two different things.
Lodgify list monthly prices, as their page shows them, before tax: Basic 16 euros, which does not include a website; Starter 28 euros, their first plan with a website builder and booking engine; Professional 44; Ultimate 64. Bellevila, final amount with tax inside: Premium 49 euros a month, Pro 69 and Max 99, plus a one-off setup fee of 299 euros on Premium and Pro and 1,299 on Max.
Both of us have an annual option and it is worth comparing too. Ours is two months free, so Premium works out at 490 euros a year, the equivalent of 40.83 a month; Pro 57.50 and Max 82.50. Theirs is a percentage discount on those same rates, with promotions that come and go and their own expiry date printed on their page, so what you see depends on the day you visit.
And now the part almost nobody looks at, and the one that decides the invoice: their rate is counted per property and their two entry plans have a ceiling. Their own card says it, in English, as soon as you turn the counter up: Basic is only available for 1 property or less, and Starter, their first plan with a website, only for 2 or less. Which means that with three flats their cheapest plan with a website is already Professional.

The Lodgify figures are the list monthly prices its page displays, and its FAQ says they do not include taxes: whatever tax is added depends on the country you buy from. The Bellevila figures are the final amount in euros with the tax already inside, and that total does not change from one country to another. Bellevila also charges a one-off setup fee of 299 euros on Premium and Pro and 1,299 on Max; Lodgify charges no setup fee. The two cells that say Not measured are honest: their counter stopped repainting above four properties and we are not going to invent a figure of theirs.
The first-year sum with four flats, which is where this shows: Bellevila Premium is 588 euros of fees plus 299 of setup, 887 euros, tax included. Lodgify Professional is 1,320 euros a year before any tax is added. So even comparing their pre-tax figure against our tax-inclusive one, which is the comparison that favours them, that is 433 euros of difference in the first year and 732 a year from the second. With a single property the sum flips and they win: 336 euros a year before tax against our 887 in year one. The crossover sits at two properties, where their 41 before tax lands on top of our 49 as soon as any VAT is added.

The Turno price comes from its own pricing page, checked the same day: the subscription is free with a single property, and from two properties it costs 10 US dollars per property per month, or 96 a year per property paid annually, and it is free if you hire only cleaners from its marketplace. We include it because if you have a cleaning team it is a real cost to add on both sides, with the difference that on their Ultimate plan it comes included.
How the websites that come out of each one look
This is where it stops being a battle of brochures and can be measured. On 31 August 2026 we took 28 websites belonging to Lodgify customers, almost all of them from the list of examples Lodgify itself publishes, and looked at them one by one from the outside, with the same criteria we apply to our own.
First, in their favour: all 28 are on their own domain and all 28 carry their booking engine on the site itself. That works and there is nothing to object to.
Second, the figure I found most revealing: of those 28 websites, exactly one publishes its own articles about its area. One. Two others have a page called blog with no articles inside it, and a third sends its blog off to somebody else domain. The remaining 24 have nothing of the sort. And asking Google how many pages it has indexed for each domain, the median across the 28 does not reach 43 pages, while the one with by far the most, around 970, is precisely the only one publishing articles. That is a single sample and I am not going to sell it as a law.
The detail that explains it: we went to the Lodgify features page and to the plan comparison on their pricing page, both on the same day, and no blog or article publishing feature appears anywhere. What they publish as a website builder is no-code design, templates, a booking engine and widgets. Which means the websites that do publish articles do not have them because the platform hands them over: the owner wrote them, one by one, and keeps them up to date on top of that. Which is why almost nobody does it.
Cleaning, with the actual route
This is the question that reaches me most often and it has a simple answer, so here it is in four steps. Turno, the app a lot of people use to coordinate their cleaning team and the same one Lodgify gives away on its Ultimate plan, says on its integrations page that you can connect it directly to Airbnb, Vrbo or Booking.com without a property management system, and that it also accepts calendars by iCal, Google Calendar and Outlook.
Translated into what you actually do on a Tuesday afternoon: in Turno you connect your Airbnb, your Vrbo, your Booking and the calendar from your Bellevila website. Four connections and your full occupancy inside the same app, generating its cleaning jobs. Same app Lodgify customers use, same result. What they have and we do not is having it built into the software itself and thrown in on their top plan.
With one precision that saves you a surprise: the calendar your website publishes carries your direct bookings and the blocks you set, not the bookings that come in through the portals. That is why the portals are connected separately, each one on its own, which is exactly what Turno asks you to do.
How the booking reaches you and how it is paid
This gets asked rarely and decides a lot, so here is the small print up front. On Premium, booking requests reach you on WhatsApp or by email and you close the deal yourself. Card payments taken directly on the website, through Stripe, start on the Pro plan.
At Lodgify the booking engine with secure payments is there from their Starter plan, which is their first one with a website. If what you want is to take card payments on the website while paying the lowest possible fee, they have that before we do. What to put next to it is what comes in at that price: our Pro is 69 euros a month with twelve properties inside, and their rate is counted per property. In both cases, zero commission per booking.
The activities in your area, with the arithmetic shown
Our websites include recommendations for your area with affiliate links, and from the Pro plan onwards those links are yours and you collect the commission. On Premium they are ours, and we say so here because it is the kind of detail nobody writes on their pricing page. One more warning: on Pro, until you put yours in, ours are what appear.
In its first quarter, the founder website sent 4,187 visitors to activities in the area and earned affiliate commission: two bookings and 26.40 euros. Let me do the whole sum, which is the only thing worth doing here. Those two bookings average 13.20 euros each. The Pro plan costs 69 euros a month. At that average it would take a little over five activity bookings a month to cover the fee. In that quarter, with traffic barely starting, there were two.
It does not cover the fee and it does not pay for itself, and anybody telling you otherwise is selling you smoke. What is interesting is not today figure, it is what it depends on: this is the only part of the website that can earn something with the property full and also with the property closed in February, because it does not depend on your occupancy but on how many people come in to read. If the visits go up, that number has somewhere to go. If they do not, it stays where it is. You draw the conclusion.
How to try it without risking anything
We both offer a seven-day trial and neither of us ties you in. They do not ask for a card to start it; we do, and here is exactly what happens to it, which is the part that matters.
You save your card on the Stripe screen, which is theirs and not ours: the number never passes through our server. Today you are charged 0.00 euros. Nothing is charged until day 7, and if you cancel before that with the button in your panel, nothing is ever charged. The one exception, which we would rather publish than keep quiet about, is a property that has already used up its trial: then there are no seven days and it is charged from day one, and the screen tells you so.
So it is not a toll, it is a guarantee: in seven days you see your website built, with your photos and your area inside it, and you decide with it in front of you rather than with a comparison table. Including this one.

Lodgify charges no setup cost and also includes a session with an expert on its middle and upper plans. They are two different models and each has its logic.
Can I design the website the way I want?
Yes, and as far as you want. On Premium and Pro you choose from 6 templates and 20 palettes, with your photos, your texts and your colours. And if you want a site drawn for you, that is the Max plan, designed in detail and built by us, without you touching a line of code. The Lodgify site says its builder works with ready-made templates and that, to go further, you can add your own code.
Do Lodgify websites have a blog?
Of the 28 customer websites of theirs we measured on 31 August 2026, one published its own articles about its area, with 71 of them. Two had a page called blog with no articles inside and one sent its blog to another domain. We also looked at their features page and the plan comparison on their pricing page, and no blog or article publishing feature appears: the ones that exist are written by the owner by hand.
How do I get paid for bookings from my website?
On Premium the requests reach you on WhatsApp or by email and you close the deal. Card payments on the website, through Stripe, start on Pro. At Lodgify the engine with payments is there from their Starter plan. In both cases, zero commission per booking.
Can I coordinate cleaning the way I would with Lodgify?
Yes, with the same app. Turno says on its integrations page that you can connect it directly to Airbnb, Vrbo or Booking.com without a property management system, and that it also accepts calendars by iCal. You connect those three plus the one from your Bellevila website and you have your full occupancy generating cleaning jobs. The difference is that they carry it built in and give it away on their Ultimate plan.
What do you charge me when the trial starts?
Nothing. You save your card on the Stripe screen, today 0.00 euros are charged, nothing is charged until day 7 and if you cancel before that from your panel nothing is ever charged. Your card number never passes through our server. If that property has already used its trial, there are no seven days and it is charged from day one: the screen tells you.
Do you connect to Airbnb and Booking the way Lodgify does?
Not in the same way, and it is worth knowing. Their pricing page publishes a direct channel manager connection with Airbnb, Booking.com and Vrbo. We sync availability by iCal with Booking and Airbnb, which is simpler and updates less often.
Will these prices stay the same?
Not necessarily, which is why every figure carries its date and its link. Theirs also sat alongside a promotion with an expiry date printed on their own page. If you are reading this months later, open both links at the end before deciding anything.
